Re: Front Door of Flat Position

Providing the door swing is within the flat an not over a common area then this will comply. You should also ensure that the door meets any required fire resistance i.e. FD30S if within a multi storey common area.

Re: Do we Need to Raise Flue due to Neighbour Dispute

If the dormer is within the zone in diagram 17 (solid fuel appliances) within approved document J then the B Regs department at the Council could make you raise the flue (although they will probably not take action just withhold the completion certificate) However the neighbour make take further act...

Re: U-Value Calculation Floor Area for Extension

You can only use the extension floor area unless you do a SAP which will consider the whole house. In simple terms the rule the glazing should not exceed 25% of the extension floor area but you can add any existing glazing covered/removed as part of the extension to the allowance. You could also inv...

Re: Minor Mistake With no Trickle Vents in Bifold Doors

If you have another window or door serving the room(extension) which has a trickle vent then the bi folds will not require any. This may depend on the size of the extension i.e. if it is a very large extension you may require more than one trickle vent

Re: Fire Doors Needed for Adding Bathroom to Loft Conversion?

As this is only a bathroom and not habitable then fire door(s) would not be required as the works do not adversely affect the means of escape.

Re: Building Regulations for Single Skin Porch on Front of House

Yes B Regs required for porch where the front door has been removed. Essentially this is now an extension and would have to meet B Regs.

Re: Lintel in Gable Cavity Wall for new First Floor Doorway

In a gable it's unlikely that the floor or roof (except a purlin) will impose any loads. Suggest two box lintels or concrete lintels will be ok as it's only a small opening.

You are correct that this refers to a door opening over the landing at the bottom of a stair and not an opening adjacent. Look at approved document k for further advice

Re: Purchasing a new Property and no Completion Certificate for Wall Removed

Unless the beam installed without permission provides support to the wall/beam you wish to install then there is no reason why a completion certificate cannot be issued.

Re: New Loft Conversion and Building Regs Certificate not Issued

It is possible for the approved inspector to issue an amendment notice to the local authority and then the l.a regularize the electrical work. This is a real mess and is really down to the loft conversion company not using a part p registered electrician. What scheme did they claim the electrician w...

Re: Landing Size for Steps into Bedroom for Building Project

Landings should be the same length as the width of the stair. Hence the builder has stated 90cm ish. The 400mm only applies to the base of the stair and not the head. However the 400mm drop with 2 steps may have a little leeway as it is not a large drop and is in a single domestic dwelling. There us...

Re: Single Storey Extension with no Building Regulations Completion Certificate

There are many questions here and I will try to answer as many as possible:- An extension would have required b regs in 1985 ish I would suggest you leave the man hole in place. Hopefully it is a double seal screw down cover, if not I would change it. If the sewer is on the water authorities map of ...
