Check the pressure guage. If it has dropped below 1 BAR you may have a leak in your system or the system may simply need topped up as they occasionally do.

Yes leave a gap. Water resistent products may be available but nothing beats an air gap to prevent possible rising damp bridging existing DPC which in your case is probably slate positioned in wall just below base of floor joists. Highly unlikely that any moisture will pass from your garden wall through the outer house wall then across the cavity then through the inner leaf! However liquid injected DPC should keep them off your back and maybe inexpensive for only 2 metres.
