htg, thanks for the great advice a new boiler is definitely an option.

3 plumbers/ central heating guys I've had in the house over the past 10 years have all said I need to power flush the system as the water is black and the bottom of the rads can go cold (when top is hot).

Its an open vented system. There's a room thermostat & I have 2 TRVs on the rads. The hot water cylinder doesn't have a thermostat and no plumber has yet been able to find a 3-way valve in the system. With the CH off the bathroom rad stays hot as do one or 2 of the others. I normally isolate the...

Lack of hot water

I've got a Potterton Nettaheat boiler installed when the house was built in 1987. The CH setting works OK (though the boiler doesn't stay on for very long and the house feels cold after a while). The HW circuit fires up the boiler for up to 5 mins but the water doesn't get hot. If I switch the CH on...
