Thanks for the response. In the end I looked at the tap - took it apart and the wind up/down mechanism was knackered, also the seals looked like they had seen better days. Replaced with a new tap and problem solved. The hot water tap on the bath is ok-ish, I'll replace that if I have the same proble...

Hi, Recently had a full service, new seals etc. on our combi boiler, it's a Vaillant I think. Everything fine. Located in the kitchen. At the end of the kitchen we have the bathroom.
