there are no earth bonding allowed in the bathroom anymore unless your main water supply/stop tap is there only earth bond the gas supply and incoming water supply

leak on flat roof

Im a professional roofer and in an emergency as a temorary repair i use AQUAFLEX it come in a 5lt tin and is brushed on in wet or dry conditions it cost around £25 a tin and can be perchased at most builder /roofers merchants will last the time your after im sure

it looks quite an old extension sounds like the felt could be perished which means water does not get to the gutter (a simple eve guard will solve this) which also means water is getting under the tile this could be your lead flashing that is damaged or simply a cracked tile

basin blockages

hi it sounds like you have an air lock in the trap very common problem there should be a small screw cap on the trap fill the basin place a bowl under the trap un screw the cap and remove the plug then re screw the cap
