Leaking pipe mystery

Hi all I have a complete mystery here. Hoping for some words of wisdom! I have recently had a new kitchen installed. An extra radiator was added at the same time onto some pre-existing capped pipes which were discovered when the kitchen units were taken out. (Plan A had been to run pipes overground ...

Chimney breast damp

Hi all We have an early Victorian house, and despite out best efforts to fix damp problems around the chimney breast, we are constantly failing!! After a week of heavy rain, our problem is back again. In four of our rooms (two upstairs, two downstairs which contain the chimney breast) there is a fai...

Underfloor pipes - how could you detect a leak?

Hi A hypothetical problem...but I'm wondering if there is an answer! Recently we had water damage to the ceiling of our downstairs toilet. It was caused by a corroded water pipe, and bought a good amount of the ceiling down. I expect the remainder of the pipes in the house are of a similar age and c...

In answer to the second reply.... After another look at the courtyard area....I can say that our neighbour's paving does not seem too high against our wall. What I did notice is that where we only have slight damp, there is a concrete area outside and the water drainage is good (there is no pooling)...

Hi. Thanks for your interest. Sorry I can't provide an exterior photo (the window from which I could get the picture has a swollen frame and won't open at the moment). But in answer to the questions: There is a suspended wooden floor The exterior ground level seems ok. It consists of exposed sandsto...

Damp wall - Have we been given bad advise? HELP

Our house dates from 1850. A stretch of ground floor hallway wall has been damp ever since we moved in 5 years ago. The wall is a mixture of brick and stone with no damp proof course. The area outside is a small courtyard belonging to our neighbour (not accessible from our property). Every time we g...

Internal Manhole

While having some floorboards replaced in our hallway, we discovered an internal manhole. This was a bit of a shock! I wondered if anyone knew how common this was, and what problems this might cause. (I hope not many as the floorboards will have to come up again). Our house is approx. 150 years old,...
