I'm in Bath, so the water is very hard as the surrounding district has limestone geology. Where do you get soft water to fill a central heating system if your tapwater is hard?

Thanks welsh brickie - is there any way I can tell whether it is tyrolean plaster? Normally I would try scraping away an inconspicuous bit as a test, but there isn't really an exterior wall that is hidden away where it won't notice.

Just to follow up, thinking about it I'm not sure if it is pebble dash because:- a) It's very thin. It's only about as thick as a layer of paint with fine particles of stone/mineral stuck to the surface. b) It's applied to steel cladding as well as render, which seems odd. Just to clarify, I'm talking of the standard rate from Halifax being more than the one from Nationwide, not that Halifax are charging more because it is a BISF house, they charge that rate for an 85% mortgage regardless of construction type.

Magnolias come in many varieties and range in size from quite small to large trees, so you need to be a bit careful of which one you get. Magnolia stellata is one of the smaller ones, it is also slow-growing.

My thinking was that the exterior steel cladding will be such a good conductor of heat that the surface that faces the wall cavity is going to be cold no matter how poorly insulated the interior leaf of the wall is .
