1. Has the celing been skimmed? if not then it will be betta ti skim it and u wont have any problems with it.

2. Maybe try stain block on the affected area.

I really would'nt skim or dry-line over tiles, Iv done a few bathrooms now which have involved; Taking the tile back to the bare brick ( Day 1). Dry-lining over the bricks (Day 2).
