framed buildings tend to collect the superstructure load and tranfer it to the supporting coulmns and down to the foundations. this leads to high point loads rather than line loads. high point loads need to be spread out on the the sub soil to a stress level the sub soil can support with out failure...

Clearly the building will be in the zone of influence of the tree, what this means is the soil is likely to be in a desiccated state from the tree, when the trench for the footing is dug it will cut off tree roots and the soil will with time re hydrate and swell. This is where the problems come from...

well water course could mean anything from water running down a path to a river. clearly you would need to divert the water flow away from/around the building then investigate the sub soil to confirm what type of foundations would be the most suitable, any idea what the ground conditions are; clay, ...

Hi Student,
what are the floors made of? timber or concrete. what are the walls made of; timber, masonry cavity or solid brick block thermolite or dense aggregate? what thickness etc etc. the dead load of a building is the main part of the loadings

fitted new simple taps and a 1m head shower and it all works!

well there you go learn somthing new each day, accept the plumber price of £1450 and leave it all to them.

Bob, thank for your help, i got the taps off ebay, new, but with no information, i did not realise you could get different presure taps etc. i htinlk i need to get normal taps and shower and that will correct it i bet.

the only thing i would say about garden walls from masonry is they can fall over and KILL you. there has been a lot of cases of this so i would recommend contacting your local Building Control at the council and they sometimes have a wall guide which sets out what height to thickness is required for...
