ok i under stand that but rats... mice they have a knack of finding a weak spot have you wooden floors as you know there will be a gap under the boards and being a semi you have next door to deal with sorry but i have seem then every where and anywhere

unclear why you need steel but to level the concrete stick some metal pins at the level you need around the inside of the trench then mark the pins with marker spray or somethink simler then mark the side of foundation to show you where the pins are

ok the only advice i can give you is to get a pest control guy to give you a look.... rat will gnaw anythink and everthink is your house detached or a semi its a nasty one ps beware of viles disease as this is carryed in they urine a real nasty peice of work sorry but thats it ________ Baking food

ok this is probably neat cement.... they is a cement acid at most builders merchant unable to help on what damage it will cause as they will need to be imersed in the acid for quite some time could take some time

this is all to do with troweling the plaster the rough bits are most likely from what we call misses whey the trowel has missed the plaster because of the unevenis of the ceiling as the plaster starts to go off splash water over and just keep on troweling it up clean water and clean tools ________ b...

ok one of the best u value at the moment is a product called kingsan but not that cost effective as for dpm in the floor i dout it you could put polythene under the beams first ..as for air flow can"t see the point make sure you use moister resistent chipboard glue all the joints with pva skirt...

when you bricked up the firelace did you leave a air vent at the bottom to maintain a air flow though the chimmley to stop any condesation if not drill a few holes at the bottom a stick a vent on to cover the holes as for the staining if the room is painted try stain blocker then re paint hope this ...

first i wouldnt pay him a penny untill the snagging list is compleat faulty parts .. never... second independant suryery a must he carnt dispute this as long as you find a problem hold on to tour hard earnd money .... his proffit margin is not a much as he thought it would be hope this give you some...

could be condensation from the doors ..... look under the sill of the doors from the outside and see if the is any cement under the sill
