Hi Billyjo-spears, I am a Cabinet maker and we always use Grass soft close runners. They are a bit pricey, but the best you can buy. Try www.hafele.com or www.grass.at There are videos on youtube relating to these units also. Hope this helps.
Hi Ian, It sounds like a problem with syphon unit leaking inside. It should not let any water through to the toilet unless flushed, so I would advise changing that.
