Hi,

I would be inclined to say no, based on the building line of the road to the rear of your property. It could easily be considered 'overdevelopment' of the site. However, you could get lucky at planning appeal - but it's probably got a 5% chance of approval?!

If you're in a Conservation Area, it needs planning permission. I assume it is 2.5m in width? It depends on how hot the local authority is generally on their 3m rear extension policy. It will also depend on the location of windows at adjoining properties. Hi Pete,

Class E of the GPDO is black and white, which will leave an inspector no legal basis to refuse your application. I wouldn't worry about 'precedents' as it is so straightforward!

You will be able to object to any application in the normal way. The success of the application will depend upon the current use of the site, but it seems to me as if there are plenty of legitimate planning objections that could be made. Unfortunately, you have no right to appeal the Council's decis...
