Hi linobuilder,
Since you have a double ridge plate the wall plates are a fixing feature rather than a structural one so 75x100 in the lowest grade you can buy will be fine.
You will need a rafter in line with the return wall so that you can fit a wall strap down the return wall.

Hi diy_luke, Unless you have an exceptionally bad roof you will need to add a batten to every rafter, you can buy packs of plastic packing pieces (various thicknesses) do screw through these to keep them in place. Start with the lowest rafter, screw on a batten with no packers and work away from it ...

Screw 50x25 battens to the underneath of the rafters, use packing pieces to give an even surface across the rafters.

Suggest you talk to the building inspector and see if bolting the first rafter to the existing house wall and fitting wall straps to the return wall would be acceptable. A lot depends on how much deflection of the beam is acceptable for your application. I would anticipate a mdeflection of around 3mm for a 47x95mm beam with a 30kg UDL over a 3m span.

With a UDL of 50kg I suspect you will get the middle of the beam sagging. Suggest you go for 47x150.

Thanks for updating us - if the fill valve is dripping there may be debris in the valve, if the flush valve is letting by it’s either debris in the seating or it not adjusted height wise.

You may be able to find a latch with adjustable backset, if not you may have to use a 3 inch backset one and adjust the handle position slightly.

If you can identify the flush valve manufacturer and get a new valve replacing it is a matter of turning the valve and lifting it out of the mounting boss. The fill valve is best replaced.
