What are the relative levels of the water surface in the cold water tank and the CH tank? If the water is higher in the cold water tank it is very likely that the coil in the hot water cylinder has perforated allowing water to pass between the two systems.

If you mean a continuous regular knocking sound the most likely cause is that the jumper on the valve on a radiator fed by the pipe is loose and is suddenly turning off the flow to the radiator. Check by opening the valves (both ends) on radiators fed by the noisy section of pipe.

For the one on concrete form a concrete base with the wast pipe buried in it - allow a large hole around the waste for final positioning. For the one on timber, if you cannot get the waste below floor level, form a timber frame, fit WPB ply top with tray on that.

A daft question but do you have non adjustable (without tools) lockshield valves on all radiators? If not could one of your guests have been making adjustments which creates a short circuit through one of the radiators?

theglenhotel, There is a good chance that the pump is on its way out. With 30 radiators I suspect a specialist pump is fitted which will cost a fortune to replace. You may find that a standard pump something like the Grundfos Series 100 pump will be adequate for the job but it will be borderline. end

Go to a local timber merchant, select the size of skirting board you would like and get them to router out whatever size of groove you would like. Make sure it is in the middle of the board so that you can securely fix to the wall.

max5445, I doubt it would have anything to do with sealing the kitchen drain. If you wanted to check remove the toilet and fit a replacement pan adaptor which has a side tapping for fitting a durgo valve. You can also check at the same time whether there is anything blocking the pipe out of the toil...
