Which conversion

Hi all,

On the verge of purchasing a 3 bedroom house that is semi detached. I am thinking along the lines of getting maximum rent from the place.

Curent layout is a garage, rear kitchen, 3 bedrooms, (2 single 1 double) and one bathroom all of which are upstairs.

Options for conversion are:

1: Convert garage into kitchen and convert existing kitchen into bedroom with ensuite

2: Garage becomes extended living room with expanded kitchen into end of living room

3: Convert garage into kitchen and use old kitchen as second bathroom

4: Do nothing and use more money for deposit

I will spend some time overseas doing charity work so ideally want a place that will tick over and have a room for myself when I come back that isn't going to cost me much.

If I get a fourth bedroom then likely I can live mortgage free, but unsure about have a bedroom downstairs

I would not convert the garage in my opinon its a waste of money
If its you thats living there and wish to convert it thats different but I cant see the point.
use the money for a bigger deposit,
