We bought our house two years ago and made the following changes WITHOUT a building warrant:
• We moved the original staircase so that rather than walk in the front door and down the hall to the stairs, the stairs are at the front door end of the hall (we know the space is ok as we checked this out with build regs).
• This also involved knocking down a wall at the top of the stairs - to ensure there was the space required by build regs – which formed a wall for one of the bedrooms and we built a replacement wall (made with wooden frame, insulation, plaster board and plaster)
• We knocked down the bathroom wall and built another wall (made with wooden frame, insulation, plaster board and plaster) which extended the bathroom
• This allowed us to put in a bath (in original place) and separate shower where there wouldn’t have been room for one before
• We got a staircase built and put into the attic
I’m now very concerned that we have been really stupid and have gone about this all wrong. What would we need to change to pass for a building warrant? We do have architectural drawings of before and after however I am concerned that we may have to build walls that are fire resistant, put in fire doors and probably lots of other things.
