CONSERVATORY PLANNING!! ADVICE NEEDED

Hi all!!

I need some advice. I am interested in building a 4m x 4m Edwardian Conservatory. The problem is, in calculating 'Volume' for planning, do I include the foundation/base in the volume calculation also (quite a high foundation needed)?

Also, is there a strict policy of not allowing to go ahead without planning if it projects out 4m? (Ive heard that projection should be restriced to 3m for semi's).

I will obviously contact and tell the council what Im doing. Ive had initial contact with the council and they say there doesnt seem to be a problem.

You've already done what you should have done - talk to the local planning boys. Only they will tll you what they will and will not accept in their area.
