hi. i want to build a conservatory on the back of the house,have also reached the age when a downstairs loo is vital. i thought,i could take 3ft by 10ft,build a stud wall and a door and have a loo built inside.its only for me and hubby.the drain is on the side of the house. do we need plans and build regs.thankyou

Hi

Planning permission will depend on your property, best to check with your local authority plannning dept on this one.

Building Reg's - Conservatoryies are exempt under the B.Reg's providing they are;
-Under 30m2 in floor area
-75% translucent material to roofs
-50%translucent material to walls
-Seperated from the house by thermal construction, ie. external quality doors
-Glazing is toughened or laminated to BS 6206 in critical locations.

The loo and the electrics however are not exempt from Building Regualtions. You wouldnt need plans to apply you could apply using a Building Notice, your Local Building Control Office at the Council will help you with this.
