Got Final Certificate After Extension Completion but Found Problems

by ncomben » Fri Jan 23, 2015 8:38 am

Hi all.

This is my first post here and I'm interested in your thoughts on our situation.

A little while ago we were issued a final certificate after getting an extension built.

Even before the certificate was issued we were worried about aspects. The original builder refused to accept there was a problem and said it would resolve itself.

After receiving the certificate we were still worried so got another tradesman to look. He red flagged some issues so we instructed a structural engineer to inspect the work.

Our worst fears we realised when a damming report came back from the structural engineer, he has condemned the work he inspected!

We are going to get in touch with the original builder, show him the report and challenge him to correct the work.

Whether we are successful or not in getting him to do this, where do we stand with the local authority and building control?

Much of the information on-line is about the building enforcement officers or the local authority demanding that work is redone however, in this case surely building enforcement are complicit in this contravention of building regulations?

Unsurprisingly, we have been unable to find clear guidance on what to do when the agencies there to protect you fail you!

We have invested our life savings in this and it's put us in a very difficult position - we just don't know what the best action is!

you will need to contact your lawyer regarding this, he is the best person to advise you.
