Hi there, looking for advice please. This brown patch has started to appear around one of the pipes for the boiler. We've been in the house 18 months, but this has appeared over the last few weeks. Brown patch isn't directly next to the pipe which is a bit curious. We haven't done any work inside or out on this wall. It doesn't feel particularly wet/damp, but not sure what else it could be? Any ideas much appreciated. Particularly, what we might need to do to fix it. Thanks
