I wonder if anyone can offer advice regarding a leaking ceiling.
I have a butterfly roof.
On one side, there is in an internal leak through the ceiling. The leak is equidistant between the box gutter and the party wall.
I've had 2 roofers up their recently, who said they couldn't find a fault and just put some silicone in small cracks. The leak still continues.
A third and trusted roofer recently went up, couldn't find a leak but upon moving some tiles, saw condensation roll down from an overlap of felt.
Each area of the butterfly has it's own hatch.
Upon checking the side with the leak it was immediately noticeable that the inside of the felt all along had condensation (plenty of it).
On the other side of the butterfly roof (accessed via a different hatch) it was bone dry.
It was noticed on the wet side, that an extractor vent from a shower room, was just left on the insulation and appeared not to go outside, or had fallen out from its vent.
Could this therefore be the cause of the water leaking?
On the side of the butterfly with condensation, admittedly lots of insulation was added in the past.
Could the extractor vent coupled with the increase of insulation be the cause of the condensation, thus dripping to the lowest point?
Too me it seems to leak when it rains. Is it possible that rain, if falling on the tile only (not leaking inside) can make condensation worse?
The roofer has suggested vents fitted which will help airflow, as well as reinstatement of the extractor vent.
Any suggestions or experience would be helpful. Thanks
