Water coming from under house sub-floor

by giggsy85 » Sat Jun 06, 2020 9:48 am

Hi all,

Not sure if this is the right part of the forum but closest i could find.

We're having an extension done at moment. 1930's semi in the midlands.

We had some issues at the rear with water filling foundation trenches in one part of the property and assumed it was high water table as there was some water under the existing back room floor when it rained, however has been dry during the recent nice weather and new concrete slab is now in.

Trenches were dug on side of the property with one being bone dry and the other filling with water which appeared to be stagnant and discoloured but not sewage water. All of the drains and gulleys were checked and replaced and all fine.

Yesterday, our builders cut away part of the drive to dig down for foundation to a projection of the garage about 600mm away from the front of the house. Water was filling the trench at a rate but appeared to stop at a level. We checked under floorboards of the utility cupboard which is behind the wall and floorboards were rotten but no standing water. They then got in crawl space and found that there was stagnant sitting water, approx 1 inch deep under kitchen and back room at the rear which had a blue/black colour so likely to have been there a while. We now have a stagnant water smell in entrance hall even though no water under floors at the front.

This morning I bailed out the trench again, approx 8 buckets and it is still filling up with clear water at a reasonable flow rate. The water, however is coming from underneath the sub-floor of the house as under the floorboards it is still dry!

Any ideas what this might be? Severn Trent coming out on Monday to see if any leak on the main supply pipe (old lead one) but bills haven't been excessively high (£30/month for a family of 5) and we found where the pipe comes up into the kitchen and all appears fine on visual inspection.

We obviously want to try and resolve this before moving forward with the build.

Many thanks!

Hi there. I’m new here too but saw your post because a very similar thing is happening to our place too. From the looks of your picture ours is almost identical with water coming up from holes in the concrete.

We’ve had the drains checked out and it’s not that. Did you find an answer in the end?

Thanks.
