Bath hot tap produces only luke warm water

I've just moved into a new apartment where the water from the bath hot tap never gets more than luke warm but where every other hot tap and the shower over the bath produce really hot water. It's not a boiler problem. I've just had a combi boiler installed and the problem remains. Hot and cold taps are separate though on one mixer bar. Any solutions please?

Hi mikethebook,
Try restricting the flow from the bath tap and see if the water is then hot. If this works you have an issue with your combi.

Thanks for your reply but the problem has been discovered by the heating engineer. Removing the bath's side panel, revealed a tap to prevent the water getting hot and scalding the user; the previous owner was very old. Someone will come in a few days to remove it.
