Extension design ideas for 40k budget

Good morning.
Looking for ideas how to extend property with budget of 40k.
Conservatory is currently used as a sleeping area (son moved back home) and other half a playroom as my youngest bedroom is too small. Conservatory wraps around the property at side creating a utility room. This currently houses kitchen storage, fridge, freezer, washing machine etc. due to kitchen being too small.
Kitchen does not have any ventilation due to being boxed in!
Garage used as storage with a toilet built inside accessible through doorway under stairs.
Looking for a solution that will continue to provide a sleeping area for son, play area for daughter and a bigger kitchen with ventilation.
