Hi bazza

leak or overflow ?

howlong has it been happening?

sounds like overflow

new boiler? ~ if so get the installer back in!! fix the fall

old boiler? component problem?

Yes increasing the fall of the condnesate discharge piepwork should help - if this is where the leak is from. From what you have said this is what it points to.

If it was the overflow (pressure relief discharge) the system pressure would fall - this is not happening.
