gas central heating

Hi, I'm sure I'm missing something really obvious

I've just moved into a new property with a convential gas heating system (seperate water tank installed about 2001)

the radiators are not getting hot. the boiler is on (can see flame through viewing window), the pipes coming from the boiler are hot, the time control is working (lights are on). the pipe from the water tank is hot. there is a valve about 18" along this pipe thats on. there is water in the radiators.

any other suggestions would be grateful.

All the pipework you have explained is for the hot water. Where is the valve for the central heating??

By the way, you have checked the room thermostat????

Do you have a 3 port valve? You should - I would start there.
