MAxi Boiler

I have a Baxi Boiler and the problem is that when I turn the control knob to "water only"" the boiler does not fireevery time to heat the water,furthermore if it does fire it takes an extriordinary while to heat the water, however, if I turn the knob to"Heating and Water the boiler fires up as normal. Any ideas would be greatly received and thanks in advance.

suggests to me some kind of valve fault. i assume you do not have a combi boiler.
Is the system an "s-plan" system, with 2 or more zone valves? Under that circumstance i think you will find the hot water valve is not bringing the boiler on, but with heating on the heating valve does bring the boiler on, and as the hot water valve is already open, you are heating the tank aswell.
If it's a combi boiler, chances are the diverter valve is at fault, which boiler do u have?

Diaphragm in Pressure Differential will be split or stretched, replacing this will solve the intermittent hot water fault.

diaphram is split, 20 min job to fix for anyone gas safe registered
