cannot get hot water only just warm even when tap turned back still just warm ??

Feel the temperature of ur plate heat exchanger while running the tap, if it is red hot, but water from taps warm, heat exchanger blocked up and needs changing, could also be hot water thermistor need to check to see if its in range! 2nd option is the cheaper one!
