Replacing back boiler

Hi all,
I'm after a bit of advice with regards to a new boiler sytem and fire. I am looking to fit a tunnel fireplace between the front room and dining room so it appears on both aspects. The problem is that currently there is a back boiler where this fireplace would go! Now the questions is what type of boiler to replace with? and where? Also will a fireplace of this type produce any heat or will it just become a focal point (albeit an expensive one!!!). The house is a three bedroom, semi with one main bathroom and downstairs wc and has 10 rads. Many thanks lewy
