Wet Patches on Chimney Breast

I am hoping some one can help as we are running out of ideas. The house is old we moved in in June . After a week or two we noticed small wet/damp patches on the bedroom wall where the chimney is. The chimney has a oil fired central heating flue running up it. We suspected a leaking roof so a roofer came and renewed lead flashing suspect tiles recemented the chimney pot and fitted a rain cap. None of this has helped. The little patches are now big. I have had a dehumidifier on 24/7 heating on /off windows open/closed to no avail. The attic is dry the pointing on the outside wall is good. Where is it coming from??
