Internal Damp on Chimney breast

We have a 1930's semi, recently refurbished. However downstairs on the chimney-breast in both corners are damp mark appearing through the plaster. Chimney-breast is not on outside wall.
One side actually smells damp, could this be rainwater coming down the chimney and permeating to the outside?

could this be rainwater coming down the chimney and permeating to the outside? yes either that or condensation. Eliminate rain getting down the chimney first.
