drainage problems

Hiya
new to here, as i have a problem with my waste drainage.
Just moved in, we have 2 down stairs bathrooms, one is the house orignal and the other is part of a 11 year old extension.
the main problem is with the house one.
the toliet/bath and sink take ages to drain away, the water does go after a while, no leaks or smells from what i can tell.
the toliet waste pipe has a Air Admitance valve installed just before (i think) it goes under the house to the front of the house.
I cant see any man holes or access, apart from a circled thing in the back yard near the bathroom.
not sure it if blocked, tried plugeing but that hasnt done anything.
also i have a problem with the extenion waste as well. when flushing the toliet, little amount of water comes up the plug hole.
the plumbing is like this.
toliet to the big drain pipe, this then goes into the main drain for the house. at the bottom og the drain pipe is the drainage for the bath, this is an exteral pipe and slopes upwards to the bath.
any idea on both problems. or next bet is to get a plumber and a drainage person out.
