Help to cure a leak in roof but how to sort it?

Hi Folks,
The build...
Kitchen flat roof(polyroof grp) joins a rendered stone wall. Stone wall is of 'rubble build'. Render seems ok. Lead possibly questionable. Two pipes (toilet and water) exit render very close to the flat roof. Location is in a very wet and windy spot.
The problem..
No problem in rain. But in wind and rain water drips into kitchen below under the junction.
I suspect the render underneath the pipes is poor (shrinkage?) And water being blown into gap in the wall.
Any thoughts how to best seal around the pipes?
Also, to ensure integrity of lead I was thinking of a line of 'flashband'?
Ps... we have been let down by several 'cowboys' so this will have to be DIY !!
Any thoughts/product advice hugely gratefully received!!!
