Replace window unit with condensation buildup

by Mill2000 » Sat Jun 06, 2020 8:10 pm

One of the fixed units on Double glazed window has failed and has condensation internally.
Fitted professionally 16 years ago.
I Removed internal beading and found window fitters never used any packers.
Removed sealed unit from double sided glazing tape and it appears there are no drain holes.
Is this correct?
Is the double sided glazing tape supposed to keep all of the water from entering which would indicate why there are no drain holes.
Window openers either side do have drain holes.

Hi mill2000
Fixed openings generally do not need drain holes and if the opening has even rebates it is not essential to use packers.

So the glazing tape on the external side of the unit is the only thing that stops water from getting in and causing damage to the unit again.
When I took the unit out of the frame it was stuck to glazing rape so this will need replacing.

Hi mill2000
Glazing tape is normally used where external beading is fitted. If your DGU is manufactured to a good standard it may last 10+ years so you have been lucky. They are sealed units so there should not be water ingress until the seal fails.
