Water leaking into neighbours from boiler

Hi All
I have the following situation.
I am doing a refurb and there was a water leaking from my flat into the neighbours below. This was due the boiler connected to a blocked drainage pipe which was flooded due to heavy rain. The rain water came through the boiler pipe into the flat and it leaked in my neighbours bedroom. As a result, their bed got wet and it needs to be replaced as well as the walls are wet and some work may be required.
I do not have a home insurance but the landlord from downstairs said he has an insurance.
My question is if his insurance will cover the damages caused by the water? Do I need to get home insurance and try to claim it or just deal with this situation without involving the insurance companies?
thanks!
