Hi,

I moved into an 1850's house. In the report it highlighted the roof lining was a non breathable plastic sheeting (probably fitted in about 1986) and as such is contributing to high moisture levels in the loft. Well, that and a uncovered water tank (now done).

The report suggests adding additional tile vents. However, I would ideally like to replace the roof felt with a breathable type. The current one is fitted between the roof timbers and the tiles. Is this a difficult/costly exercise? Or in theory can this all be done from within the loft, without need for access from outside?

SORRY, BUT THE TILES/SLATES WILL HAVE TO COME OFF ALONG WITH THE BATTENS TO GET RID OF OLD MEMBRANE.

ALL DONE FROM THE OUTSIDE.

GET SEVERAL QUOTES FROM RECOMMENDED ROOFERS (IF POSS.)

REGIONAL PRICES VARY SIGNIFICANTLY BUT A GOOD ROOFING TEAM CAN COMPLETE IN ONE OR TWO DAYS DEPENDING ON SIZE AND ROOF ACCESSIBILITY.

ASSUMING NEW TILES/SLATES, BATTENS, BREATHABLE MEMBRANE, FIXINGS AND LABOUR CHARGES.
I WOULD ESTIMATE IF YOU LIVE IN THE NORTH APPROX. £4-5000.
IN THE SOUTH I WOULD HAZZARD A GUESS AT £7-9,000.
RE-USE OF EXISTING TILES (CONDITION ALLOWING) SHOULD REDUCE
THE COST SIGNIFICANTLY BUT ALL OTHER MATERIALS WILL BE NEW.
