Hello,

New to these forums but as a first time home owner in the UK I think I’ll be here a bit.

My lads bedroom wall, which is south facing exterior, has this damp patch which increases each time it rains.

Annoyingly we and surveyor missed it during the purchase, but when damp proof specialists came through house for other issues they missed it too.

I’ve run a bead of silicone around the external of the window but with the rain recently haven’t made any progress.

Would welcome any advice before I pay for someone to come in. I’m OK with DIY but not as handy as probably think.

it looks like you have solid 9” walls and clearly there is a defect around the bottom left corner of the window. Do you have projecting sills on the windows and do they have a drip moulding?

Glad someone else thinks it’s the window. Should I engage with the original firm who put them in? They’re out of warranty but I’m assuming they’ll be best placed to fix given it’s their kit.

From the brickwork bonding it looks like you have 9” solid walls also it looks like you have concrete projecting sills and no drip groove under them.
Did you form a silicone bead across the bottom of the window - sealed to the sill?
It looks like there is a crack in the concrete sill - you should repair this crack so water cannot get in, also across the ends of the sill where it joins the brickwork.
If this doesn’t reduce the problem you may have to treat the wall externally with a waterproofing seal.
It is unlikely that the windows the issue unless the seals have pulled away from the glass and water is getting in the frame itself.
