Does the Party Wall Act apply for a roof work?

Hi there, I need a new roof on my house, a friend has mentioned the Party Wall Act and the need to get a letter signed off the neighbours. I've spoken to the roofer and he doesn't know anything about this - HELP!!

Yeah, I've looked at this and all the stuff on the government website. Doesn't mention roof anywhere so maybe I don't need one??

Hi the
Party wall act 1996 come into play when you alter or repair the existing party wall, this includes the loft space too.
Therefore if the repairs you make are going effect the party wall structure in any way a notice should be given to your neighbours 2 months prior to the work starting. The will have the option to sanction it or counter notice within a prescribed time limit.
Other implications may be the need for planning permission if the roof is to be replace other than in the exact style and colour than it is now.
Also Approved document L1B Building Regs, this requires all roof repairs over 25% to conform to legislation on insulation etc.
There may be other AD'S that maybe consulted.
