Have I got any Hope for Planning at Corner Plot for an Additional Terraced House

I’ve got a side plot which I think is big enough for another house, which would be an extension of the existing 1930s terrace.

I’ve rang the local council but they have said that they have stopped giving duty planning officer advice. They said they can provide advice for £300, but I wanted to come here to see if I would be wasting my money even asking them.

Some images of the possible plot:
- Overhead image (with the footprint of the house in the red box): https://www.dropbox.com/s/x84ixxhosa16d6v/plot.jpg?dl=0
- Side image of the plot: https://www.dropbox.com/s/2pwp4jxcsnjc6 ... t.jpg?dl=0
- Rear image of the plot (with the possible rear elevation of the house in the red box): https://www.dropbox.com/s/ec1kg75k945ep5q/side.jpg?dl=0

Grateful for any advice or thoughts.

Also, does anyone know the situation for building on the plot if I have a mortgage? Presumably the lender would need to agree and then the mortgage is transferred to the half of the plot that the existing house stands on?

Hi,

I would be inclined to say no, based on the building line of the road to the rear of your property. It could easily be considered 'overdevelopment' of the site. However, you could get lucky at planning appeal - but it's probably got a 5% chance of approval?!
