Party Wall Consent and Issue With one Neighbour

Hi everyone - hoping to get some advice peace of mind on Party Wall consent, grab a cuppa it’s a long one. We have planning permission for a very small side return extension on our terraced house with no objections.

It was a lot of disruption to our neighbours on one side (taking out their garden wall, extension falling on their side etc) that we worked really closely with them to include in all plans and updates and they have signed a party wall consent for us to go ahead with work.

Where we have now gone wrong is in making so sure one side were happy we have left to the last minute to speak to the owner of the other side, a landlady which has partly caused this issue because we didn’t have her details.

When we got in contact we sent her the party wall consent letter, plans etc and let her know that building work has started (I am now aware we should have given two months notice but the work is closer to the neighbours where it is more disruption with nothing happening on the other side as yet, builders only been here two days) and she’s free to come and have a look. The landlady had a look and now has concerns about the RSJ going into her side and causing damage, she’s mentioned that she doesn’t want to hold up our work but does want a surveyor to come and look at the wall.

Obviously we are really worried because we have been late at serving notice but have read conflicting info on where we stand? From what we’ve read the Party Wall consent isn’t going to protect anyone from any damage caused and of course we have reassured her this will be covered by us/our insurance and the builders will make good any work at our expense.

Anyone else been in a similar situation? Not sure what else the surveyor does than take photos and agree access for builders which we don’t need as they access from shared passageway. Thanks in advance!
