Should I move a bathroom upstairs?

Hi
Difficult question to answer I know but:

I have 3 bedrooms upstairs (1 ensuite) and a family bathroom downstairs. The plan is to extend the upstairs to make a fourth bedroom. So the question is do I then move my bathroom upstairs which keeps it at a 3 bedroom house or leave it downstairs? I'm looking for broad appeal to more buyers in the future.

1. 4 bedrooms upstairs, master ensuite, bathroom downstairs.

2. 3 bedrooms upstairs, master ensuite, and a bathroom. Downstairs bathroom divided into study/W.C.

Option 2 I think is preferable but I'm just concerned that it would cost so much I wouldn't get the money back in sale value in say 5 years time.

Any thoughts appreciated.

ask a local estate agent on their thoughts.they would know what sells better in your area.
