Wall around window shows water damage - how to pin down issue?

by mth » Sat Jul 29, 2023 2:23 pm

Hi all,

one wall (solid brick) connecting to my living room's window has developed a water damage. I have owned the flat for several years now and never experienced an issue until the latest down pours. As shown in the photo, damp patches can be seen that are indeed wet after heavy rain.
It seems to me that there must be a damage in the brick work? sealing of the window? that leaks water through.

The windows have been installed before my time and I am not aware of any change or damage to the brick wall inside or outside apart from some visible cracks in the plaster.

How can I find out what the problem is? Or what kind of specialist would be best to hire for checking?

Hi mth,
It’s most likely that a change in the direction of driven rain has highlighted this issue. You could try treating around the window and adjacent areas with water repellant. Seal around the frame/wall junction with frame sealant first.
You will never completely cure the problem.
