Am I Thinking This Would be too Straight Forward as a Loft Conversion?

Just wondering if anyone could tell me if I'm missing something.
We have a 'double height' loft space. To me the hard bit has already been done, we already have a full set of stairs going in to the loft, there is a landing and a door at the top. The loft itself is around 12m x 10m square (with the stairwell right in the middle) There is already floorboards throughout, and two side windows in one side. There are beams separating the double height space, with a ladder to what I would consider a typical loft. I believe we already have heating pipes running up to the loft. Also there is a mains lit lighting.
From what I can see, we need to insulate, add velux windows inbetween the rafters, put in a proper ceiling, and dividing walls. Obviously run pipes for heating and cable for electric. I know none of that is simple, but is that basically it?
