Stairs and Escape Route for Loft Comversion in Victorian Terrace Property

Hi everyone,

We are planning to add stairs to a loft conversion in a Victorian Terrace - there has already been some work done (strengthened floor, velux windows, insulation etc) which building regs have seen and approved.

We would like to make this a more usable (habitable) room by adding stairs - due to the size and layout these would start in another room on the first floor - not ideal but its a small and quirky house anyways so not a great issue design wise.

Does anyone know how we can get this to comply with building regs? We would enclose the stairs with a fire door and have mains, connected smoke alarms.

Would we need something like a sprinkler in the potential escape room - or an emergency ladder to satisfy the regulations?

Any advice greatly appreciated.

Kind regards
