We are selling our house and have been told by the buyers' solicitors that we need to provide building regs approval or Fensa certificate for the Velux windows in the loft space, which we had converted a couple of years ago. However, we were told by the installer at the time that we would not require these as the loft is used as storage only and not as a living space (ie no proper staircase or anything). Can anyone confirm whether we should have got building regs or Fensa certificate for this project? Otherwise we will have to pay for an indemnity policy. Many thanks

Hate to be the bringer of bad news!
You have been told right, because the window has been put in a structual part of the building (the roof) building regs must apply, the glass must also be to the required standard, normally K glass but other types are used.

Hi KB, thanks so much for taking the trouble to reply to my post. It looks as if we'll have to pay the indemnity insurance then, but I'm glad you put my mind at rest - ie we do have a genuine need to pay it. Thanks again! Helen
