We bought our house 4.5 years ago and had some work done in the 1st year.
We had a builder to do all of the work and I was naive to not question whether building regulation approval was required, which we did not get. I can only blame myself.
The works are:
Knock through internal load bearing wall and install a steel beam to support.
Install a door into an existing external wall that now leads into an existing garage. This had a concrete lintel.
Change the garage into a utility. Add a window and door at the front.
Change a large window at the back of the house (not utility) into a sliding door. Same structural opening and lintel remain.
We have comprehensive structural calculations for the beam and lintel for number 1 and 2. We have pictures during constructuon showing the correct beams in place.
I am not sure what approvals would have been required for the garage. It is not used as a habitable room. The works done would not pass approvals to be a habitable room. We don't have any evidence of it being done a certain way.
We are in a position where we may want to sell our house and move abroad in the next year.
I am aware that this is likely to cause issues during a possible sale in the future, and I am contemplating what to do.
I could apply for regularisation of all the works now and do whatever is needed to close it all out and put my mind at rest. Or I could wait until selling to see what happens with a seller and deal with it then.
For the garage, I suppose we could not advertise it as a habitable room, similar to what people do for loft spaces?
