I bought a new build house last year. I am just at the point of exchanging contracts having sold it. My buyers solicitor has noticed that when planning permission was granted it was for a two floor house with an open plan ground floor. Permission to install velux windows in the roof space was also granted. When I purchased no problems arose and there is a 10 year architects certificate. The house has three floors with proper stairs leading to a large room in the top with the two velux windows and an en suite shower room. The downstairs is not open plan but has a separate lounge and kitchen diner. I am worried that the sale may fall through. The builder says there is no problem as he was allowed to make changes to the internal build as the exterior remained the same as that was granted planning permission. Can anyone throw any light on this. My solicitor is of course looking into this but as they are also the solicitor that acted for me when I purchased I am concerned they made a mistake by not investigating this when I purchased.
