Hi,

I hope you can help me here, over the course of the last year I noticed damp lifting my wooden floor in the kitchen downstairs bathroom where there is an external wall corner. Upon finally lifting up the affected area, there is moisture getting in through the external wall, this is on an uncovered corner of the house where the bathroom extension is, I have a 1890`s end of terrace. I know I am explaining this poorly but the interior wall is damp to the touch all the way from the floor to about 2 foor up, the skirting was sodden and this has been removed.

Inspecting the exterior I notice that that where the wall meets the patio is constantly wet and the small holes that are drilled about 4" apart (presumably a DPC) has water marks around them, does this mean the dpc has failed and I should use of the new dpc creams available ? I was hoping to do this and then use Thomsons Waterseal all over the wall and a similar damp proofing prduct inside, will this solve my problem ? Where the wall meets patio in some places it appears to be soil underneath shall I dig some of this away ?

I am also getting areas of black mould but also furry white fungus in patches which surely is not good ????

Black spot mould and furry white fungus indicate a big condenation problem. The kitchen and bathroom are the biggest producers of moisture in the house- and yes condensation does affect floors. Are these rooms cold and do they have extractor fans fitted?
