I am looking to buy a terraced house at an auction but the exterior side wall
has a light industrial unit attached to the property and it appears that the damp which is very mouldy and black running down the walls and affecting the first & second floors is being caused by the flashing on their roof which may have lifted. If they won't fix it can we tank the wall & will it have already damaged the brick structure in any way?

Black mould is usually related to condensation , whereas a flashing defect would normally be a leak . Any building defect should be resolved, tanking is ony a remdy where you cant get to the other side- ie a basement wall or perhaps as a temporary or belt and braces approach . i woulsd not rec it as an alternative to external maintenance,
