Recently our bath hot water tap began spewing out dirty flaky water. After a while it began to run clear but still remains flaky. All other hot taps in the flat are fine.

Any ideas?

It sounds like the element in your hot water cylinder is going or gone.

Just get a plumber to fit a new one and give the cylinder a good clean out.
